Two Diverse Real Estate Listings in NJ – Virtually Same Price

This just made me Chuckle a bit. I have two listings that are 53 miles apart. One is over 43 acres, lakefront and has a 4br house. The other is 1704 sq.ft. and is a 3br that has had the third bedroom converted to a living room area. They are both about the same price. Just under $600,000 and both priced very well. Lets see what the market says.

Go Green on your Electric and Save Green

I have always had an interest in cleaner and renewable energy. Even back when I worked for The Star-Ledger I pushed to cover stories that focused on wind, water and solar energy. I have been following electric vehicles like the Tesla sports car, Phoenix trucks and Brammo motorcycles. I have been lucky since getting involved in brokering real estate deals that I have found myself involved in the development of commercial grade solar farms here in NJ from the ground up. When I found out about the deregulation of the electric industry here in NJ. I started doing research into suppliers for a better electric rate. My phone number is unpublished so I have not been subject to all the calls to switch my electric service that many of my friends and family have been dealing with so I took my research online. The company I decided to go with was Viridian. They have two different products to choose from, a 20% green product that offers a savings over the old JCP&L rate I was paying and a 100% green energy product that is basically the same price as my local provider.

My service has been switched over to Viridian. My personal residence I moved to 100% green energy for bragging rights and I moved my rental properties over to the 20% product to pass the savings on to my tenants. The more I looked into Viridian the more I liked the company. I like the structure of the company and was also impressed with the commitment to the environment. They already have a 20% green product 2 years before the 2012 government mandate that all companies use at least that much energy from a renewable source. They are also doing the marketing through independent representatives. I liked the company so much I decided to sign up and be a independent representative myself. Great way to search – waterfront property in Lake Hopatcong Area

In anticipation of the Spring – I know I may be rushing it a little bit – I did some property searches for waterfront property.

I did a radius search of everything waterfront 13 miles from my office and less. It brought up 137 properties ranging in price from $81,500. in Jefferson to a listing in Mountain Lakes for $3,000,000. I would like to see a few of you enjoying at least one of them this summer? Tools for Real Estate Investors

I came across some online real estate tools for investors created by T-Rex Global – I have not used them extensively but I did mess around with a couple of them. I am considering making the move from my current software to this web based tool. They are free so check them out for yourself and send me an email to share your thoughts.

If you like the way the free software works you can expand it and register your tenants so that they can pay rent online. This can be extremely helpful to out-of-state landlords. I know I will be using it when I am collecting rent while sailing the islands.

Zillow had 8.8 million unique visitors in March, which is a 70 percent year-over-year growth despite a challenging real estate market place. Rich Barton, the CEO of Zillow stated the iPhone app was downloaded 234,000 times in its first 12 days of release and 10 percent to 20 percent of the site’s queries are coming from the iPhone app as of May 2009.
